The Process:

Golden Capital Group, Inc. is here to help you and your clients close more real estate transactions.  Between our common sense underwriting approach and in house funding source – it’s never been easier.  We offer the speed and flexibility you need to achieve more closings in a timely manner. At Golden Capital Group, Inc. we understand that time is money.  As a real estate investor you need quick, accurate answers to your financing scenarios.  We recommend this simple 3 step process for submitting loans.  The entire process usually takes approximately 10 working days but we’ve closed loans as quickly as 5 days.

  1. Call us directly or fill out the loan inquiry form on the website.  Once we’ve gathered the needed information regarding the borrower, property and details of the transaction we will issue a “Letter of Intent” within 2-3 hours.
  2. After we’ve issued the Letter of Intent and you’re ready to move forward, you can submit all documents via email or fax.  Please see below for a complete list of documents that will be needed to underwrite your loan.  After loan approval, we will order the appraisal and open escrow.
  3. Once your loan has final approval and all “Prior to Loan Document” conditions have been met, your loan documents will be email to escrow within 24 hours for signing by the borrower.  After the required documents are received back from escrow, we will fund your loan within 24 hours.
